We were representing an overseas investor for the acquisition of a Grade A office block in Leeds. There were 3 other bidders for the property (including ourselves) who bid on the property. Whilst we did not want to over-pay, we recommended to our client to stick to his price but use speed and our previous track-record to re-assure the sellers that we will deliver in a period which is generally quiet (over Christmas/New Year).
Using our resources we found out that this was the last property held in a fund which meant they needed to close the deal within 30 days. We geared ourselves up and were able to strike a deal with the seller (although we were not the highest bidder) and delivered on completion of property within 28 days.
